The 1st CMA   This is a start-to-finish video including the final reports for a CMA.
Collecting the Data   Before you start a CMA, you need the basic information about the subject. This usually comes from the local CAD... for us it is Tarrant Appraisal District or TAD.

Register the Subject    
Adjust the Subject Sometimes there are special adjustments such as repairs, foundation problems, outbuildings, that need special adjustments to the final CMA.
Search for Comps (1st)

The 1st search is based on the Subject subdivision and class. You may search for more comps and change these parameters.
Search for Comps (advanced)     Advanced parameters for searching for comps
Includes restrictions for year of sale; the sale price range;
the size or SFLA; and year built
Search Results     When matches are found, they are displayed here.
Cull the Comps Culling the comps affects the indicated value!
Select More Comps     Under construction
The QUE   A temporary storage for all the comps you have selected. By changing the contents of the QUE, the Reports are changed! Do not be afraid to flush the Que, or add more comps OR delete comps in the QUE. It may be your next best friend.

Reports   The Final Step! An overview of the Reports available
Sales Report     A 1 line report of the comps in the Que
Usually contains sales that may NOT be used to determine
the subject's indicated value.
CMA Report     The guts! All sales are adjusted to the subject and  indicated value is presented. By culling the comps in the Que, the indicated value is changed!
CAD Report     Use this if the CAD does not adjust their comps.
